How do I Buy/Sell at the Same Time? What do I do If...

Buying Contingent Upon Selling Your Home
How Do I Buy and Sell at One Time? What If...
By Jenna Wynand

The question asked by many people on a daily basis, often in their own heads. The question of selling your home and buying another in one fell swoop sounds overwhelming and difficult and many times never goes beyond just the idea.  This is all due to one factor: Education.

I have decided to write this small article for the reason that I meet with clients on a weekly basis who would love to get into a new home but are scared or nervous how to do so all at one time. So many people never ask the question, they just always have this grand idea in their head to downsize or find a new forever home with land but they are too scared to make the move. In all reality, yes it can be a scary thought but with education and strategy, it is possible and not too complicated! I am so excited for the families and clients who have sat down and had this conversation with me and made the leap.

In the past few years I have successfully helped many clients buy and sell at the same time and finally accomplish their goals. In our market many people ask the same questions, all of which are great questions to ask. Here are some of the most common questions I get during my appointments:

  • What if my house does not sell?
  • What if it sells too quick and I can't find a home?
  • How does the lender make this work?
  • How does moving work? Where do I go in the meantime?
  • Do I have to sell and then find a place fast?

The answer for all of these questions will depend on a few factors. One factor is the type of home you currently own and the type of home you are looking to sell. If you are selling or buying a unique home we will setup a strategy to work with timelines and current inventory to see how long your property might take to sell, or how often homes come on the market similar to ones on your wish list.

I will work with you to build a marketing plan, timeline and strategy to ensure that your move is successful and also keep in mind the financial aspect. A few financial aspects we discuss when buying contingent and selling are:

  • Net Proceeds
  • Down Payment
  • Estimated Payment and Closing Costs for New Home
  • Potential Capital Gains or Tax Implications if they apply
  • Making sure your lender is ready and has your documentation

If you have been considering buying and selling at the same time, it is always great to have a conversation and fully understand the moving parts and process. While it can be a stressful process, I will take care of you and help you get to your next step and dream home!

Home Buying Process, Lending and Real Estate

As a Real Estate Agent I know a great deal about the lending side of purchasing a home, but my job is to aid in real estate related questions.  I always strive to know the most I can to help my client when questions are asked showing homes but your lender possesses in depth knowledge of different loan programs, current rates, down payment, etc. It is crucial to have a great lender by your side to assist with questions that specifically apply to your situation and what is best for your needs.

Lets take a simple look at the home buying process! Starting from application process to closing. Your real estate agent and lender work together to make this an easy, seamless and stress free process for you.

Winter Weather and YOUR Home- Be Ready and Save Money!

1. Invest in weather stripping

Weather stripping is a good way to help seal warm air in and cold air out of your home. Available in almost any hardware store, weather stripping installs quickly around windows and doors and can help prevent air leaks and to make your home warmer. Before winter arrives, check the following parts of your home for leaks or drafts: windows, doors, vents, fans, plumbing areas, air conditioners, mail chutes and electrical or gas lines.

2. Clean your gutters

Clear gutters help drain water away from your roof and your house. If they're clogged however, especially in colder months, they're more apt to freeze, causing additional blockages. Blocked gutters can allow melting ice and snow to seep into your roof, or flood your home's foundation, causing damage and issues.

3. Prune trees around the house

If there are long tree branches hanging near your house, your roof, or your gutters, prune them before it gets too cold. Branches broken from heavy snow and ice can cause all kinds of damage to your home. A few hours with the pruner now could save you thousands of dollars in damages later this winter.

4. Stock up on basics

You know what happens when the news calls for bad weather; stores flood with people, all buying milk, bread, batteries, flashlights, and duct tape by the truck load. Strong winds, blizzards, ice, and snow can cause blackouts and power outages, which can wreak havoc on your home in the winter. To prepare, keep supplies on hand!

5. Protect pipes from freezing

Having a burst pipe can cause more than $5,000 in water damage! Don't turn the heat down too much when you’re out of the house. You may not be there to enjoy it, but your pipes need the heat to prevent freezing. Let faucets drip during serious cold snaps to provide relief for your pipes. Give your home a once over for any exposed or vulnerable piping, and wrap them with insulation. Hardware stores usually carry foam rubber or fiberglass sleeves for pipes, which are easy to install. Caulk up cracks or holes in your walls to keep cold air away from pipes. This might not be practical for the average homeowner, so speak to a trusted contractor. If your pipes do freeze, and water stops flowing from faucets, call a plumber immediately!

 6. Test your sump pump

Keep your crawl space or basement dry by checking to ensure that your sump pump is in good

working order before having to repair or replace during the cold and wet weather.

 6. Inspect your insulation

Check your home for tears or missing insulation to save money and keep your home properly

insulated.

What is ACTUALLY Happening in Our Local Market?

What is ACTUALLY Happening in Our Market?

Don't Let the Media Fool You, Be Educated...
Written by Jenna Wynand

You have probably seen and heard TV, Media, Real Estate Agents, Lenders, friends or family saying "Oh, the real estate marketing is shifting!!" or maybe "Real Estate is dropping fast!". Well, I am here to tell you that indeed the market IS shifting, but ever so slightly. When we really examine the county statistics for Clark County, this "HUGE" so called shift, is actually quite small.

Once people start chattering and seeing a few price drops the news travels fast, especially since the market was inflated and getting very expensive. The true reality is that the shift we are seeing is somewhat common for the time of year, but also that it is quite minimal.

The price changes increased by 3% in July and then adjusted down 2.2% in September and 1.5% in October. When we look at the average house price in Clark County in 2017 being $363,200 the price changes of the past 3 months only results in a $2,543 change. What people are failing to see and take advantage of is interest rates. The change in interest rates has a longer impact than price.

Right now the interest rates are still low. Are they higher than 2015? Well yes, but historically a 5% interest rate is very low.

Don't get tricked by media and sucked into the price of the home. Think about the long term interest rate effect on payment rather than a few thousand dollars on the house. Yes the market is shifting and interest rates are changing slightly, but this is nothing to panic over.

Be educated and informed. If you have questions about our market, real estate, your home value, or really just want to ask questions out of curiosity I am here to help.
