Winter Weather and YOUR Home- Be Ready and Save Money!

1. Invest in weather stripping

Weather stripping is a good way to help seal warm air in and cold air out of your home. Available in almost any hardware store, weather stripping installs quickly around windows and doors and can help prevent air leaks and to make your home warmer. Before winter arrives, check the following parts of your home for leaks or drafts: windows, doors, vents, fans, plumbing areas, air conditioners, mail chutes and electrical or gas lines.

2. Clean your gutters

Clear gutters help drain water away from your roof and your house. If they're clogged however, especially in colder months, they're more apt to freeze, causing additional blockages. Blocked gutters can allow melting ice and snow to seep into your roof, or flood your home's foundation, causing damage and issues.

3. Prune trees around the house

If there are long tree branches hanging near your house, your roof, or your gutters, prune them before it gets too cold. Branches broken from heavy snow and ice can cause all kinds of damage to your home. A few hours with the pruner now could save you thousands of dollars in damages later this winter.

4. Stock up on basics

You know what happens when the news calls for bad weather; stores flood with people, all buying milk, bread, batteries, flashlights, and duct tape by the truck load. Strong winds, blizzards, ice, and snow can cause blackouts and power outages, which can wreak havoc on your home in the winter. To prepare, keep supplies on hand!


5. Protect pipes from freezing

Having a burst pipe can cause more than $5,000 in water damage! Don't turn the heat down too much when you’re out of the house. You may not be there to enjoy it, but your pipes need the heat to prevent freezing. Let faucets drip during serious cold snaps to provide relief for your pipes. Give your home a once over for any exposed or vulnerable piping, and wrap them with insulation. Hardware stores usually carry foam rubber or fiberglass sleeves for pipes, which are easy to install. Caulk up cracks or holes in your walls to keep cold air away from pipes. This might not be practical for the average homeowner, so speak to a trusted contractor.If your pipes do freeze, and water stops flowing from faucets, call a plumber immediately!

 6. Test your sump pump

Keep your crawl space or basement dry by checking to ensure that your sump pump is in good 

working order before having to repair or replace during the cold and wet weather.

Check your home for tears or missing insulation to save money and keep your home properly 

insulated.

What is ACTUALLY Happening in Our Market?

You have probably seen and heard TV, Media, Real Estate Agents, Lenders, friends or family saying "Oh, the real estate marketing is shifting!!" or maybe "Real Estate is dropping fast!". Well, I am here to tell you that indeed the market IS shifting, but ever so slightly. When we really examine the county statistics for Clark County, this "HUGE" so called shift, is actually quite small. 

Once people start chattering and seeing a few price drops the news travels fast, especially since the market was inflated and getting very expensive. The true reality is that the shift we are seeing is somewhat common for the time of year, but also that it is quite minimal. 

The price changes increased by 3% in July and then adjusted down 2.2% in September and 1.5% in October. When we look at the average house price in Clark County in 2017 being $363,200 the price changes of the past 3 months only results in a $2,543 change. What people are failing to see and take advantage of is interest rates. The change in interest rates has a longer impact than price. 

Right now the interest rates are still low. Are they higher than 2015? Well yes, but historically a 5% interest rate is very low. 

Don't get tricked by media and sucked into the price of the home. Think about the long term interest rate effect on payment rather than a few thousand dollars on the house. Yes the market is shifting and interest rates are changing slightly, but this is nothing to panic over.

Clark County WA Real Estate Trends- What is Happening in Our Market?

Anyone else see the trend here? Take a good look at this graph below. This graph reflects the average sale price of homes in Clark County as defined by our local MLS service. 


We have now surpassed the height of the market back in 2007 that so many people experienced. Our market has always been a cyclical market that tends to follow a 10 year pattern. The major hit that our market experienced is still very fresh in many minds, but it is not often that our market experiences that much change in value.

 Taking a look at this graph, you do notice that our price chart is extremely predictable in pattern, but it cannot predict severity. With slight increases in interest rates and low inventory, it is very difficult to predict what will happen in 2019. Locally we are experiencing a huge influx of people moving to the Pacific Northwest. This is one major reason we have been seeing prices rise and our inventory level so low. Inventory has been at low levels, between 1 and 2 months for almost 3 years now.  This simply means that the amount of demand for homes is higher than our supply so consequently our prices will increase.

7 Signs You May Be Ready to Sell Your House


If you've been asking yourself this question lately, I have some great news for you! In Clark County we are currently experiencing a seller's market. With very limited inventory around 1.2 months, we are in need of more listings for the amount of demand in our area. 

Market conditions are not the only reason to sell your home, it is a very personal decision you have to make. Here are some signs it may be a great time to sell your home.

1. You've got equity on your side.

For most homeowners, being financially ready to sell your house comes down to one factor: equity. During the housing meltdown of 2008–09, millions of homeowners found themselves with negative equity which meant their home value was less than the current amount they owed on their homes.

Since our stead increase in the market, most people are finding equity in their homes and homes are valued much greater than their loan balance. 

Figuring out how much equity you have may sound complicated, but the math is actually simple.
So how much equity is enough? These are the types of things I can help with. I help run a market analysis on your home to find the market value we feel we will sell your home. Then, the local title company helps me run a net sheet to calculate taxes, fees, loan balance and many other factors to help us determine the equity and net proceeds you will see from your sale.

2. You are not carrying debt and you have some money in the bank.

You are finally at a financial state where you feel comfortable. You have been able to pay off debts and live comfortably. You have taken a considerable amount of time and concern into lowering your debt ratio and have worked hard to achieve your goals and eliminate payments on many of your assets. Start by taking a hard look at your finances. If you've paid off all your nonmortgage debt and have three to six months of expenses in your emergency fund, that's a good sign you're financially mature enough to purchase a home again.

3. You can afford to buy a home that is a better fit for you and your lifestyle.

Another factor to consider is how well your home meets your everyday needs. Perhaps you could use another bedroom (or even two) to accommodate your growing family. Or maybe your kids have all moved out and you're ready to downsize.

4. You can financially afford the change and move

Don't get so carried away by the excitement of your next home that you forget to account for the cost of leaving your current one. A great down payment will help both your monthly payment and other loan factors to help your next home be more affordable and keep you at a comfortable budget.

You should also invest a little to get your current place ready for prime time. Focus your home improvement dollars on paint, curb appeal and other small updates that can help you get more money and sell faster.  A little bit of fresh paint and elbow grease can go a long way into making a great impression—and getting your home sold fast!

5. You're emotionally ready to sell.

If the numbers show you're financially ready to make a move, great! But don't forget—selling your home is an emotional issue, too. Before you plant the "For Sale" sign in the front yard, take a minute to answer just a few more questions:
  • Are you ready to put in the work to get your house ready for house hunters?
  • Are you committed to keeping it ready to show for weeks or months?
  • Are you ready to hear the reasons why potential buyers believe your home is not perfect?
  • Are you ready for honest—and sometimes hardball—negotiations over what buyers are willing to pay for your home?
  • Are you really ready to move out and leave the place where your family has made memories?

6. You Understand the Market (a Little Bit)

No one can predict how the housing market will perform. But the National Association of Realtors expects modest growth for existing homes in 2018. Home Values Are Riding High

With rents up and mortgage rates down, many renters are looking to buy their first home. There's just one problem: They're having trouble finding homes for sale within their price range.

If you took economics in school, you learned all about supply and demand. When supply is down and demand goes up, prices trend upwards as well. That means your home might be worth more than you think. Consider the numbers:
  • According to the National Realtors Association, U.S. homes are on the market an average of only 34 days, that's four less than last year.
  • Recent listings of starter homes are 8% less than searches, which means there are more house hunters than homes available for sale. 
  • Our current inventory for Clark County has been less than 3 months which leaves this a seller's market. 
In other words, the market's hot for just about any home seller—but especially if you've got a starter home to sell.
